North Gate, Glasgow
North Gate is a new affordable housing development that forms part of the Crown Street Masterplan in the Southside of Glasgow.
Located in the Gorbals, the masterplan had been under construction since 1990 and North Gate was the final phase of regeneration to be completed in August 2022.
Designed by Page/Park, Standing up to seven storeys tall, North Gate comprises 31 dwellings in a mix of one and two-bedroom flats. The building’s north-facing elevation is described as making a ‘grand entrance’ and gateway to a regenerated Gorbals designed to give the appreciation of a crown with a series of towers reaching 8 storeys.
Constructed by Main Contractor CCG (Scotland) Ltd on behalf of New Gorbals Housing Association, Arc-Tech MU provided a full turnkey, Multi-Utility package for the development with the design, supply and installation of Gas, Water and Electric Mains solutions in support of the main construction prorgamme. These included:
- Design approval for new Gas mains and services design
- Liaise with GT and adopt IGT and carry out gas connection onto existing main
- Supply and installation of 95m of 90/63mm Gas mains pipework
- Supply and installation of 33No internal gas services served via external screwed steel gas risers
- Excavate, backfill and reinstate joint bay for Gas CSEP as well as 35m of offsite track to bring new gas mains into the site boundary
- Design approval for new Electric mains and services design
- Liaise with DNO and adopt IDNO and carry out electric connection onto existing main
- Supply and installation of 32m 240/95mm LV mains cable and associated jointing works
- Supply and installation of 13No single electric services for the 13No houses
- Supply and installation of Distribution board and 33No internal electric services to serve flatted properties
- Excavate, backfill and reinstate joint bay for Electric POC
- Liaise with Scottish Water and carry out mains connection onto existing SW main
- Supply and installation of 15m 63mm Barrier pipework and associated fittings
- Supply and installation of 1No 63mm Barrier pipe service to serve the flatted block
- Supply and installation of 1No 32mm service to supply the site compound
- Excavate, backfill and reinstate joint bay for Water POC as well as 15m of offsite track to bring new water mains into the site boundary
- A compact and challenging site given its locale to adjacent residential schemes and
- Laurieston Road itself, Arc-Tech MU’s project management expertise has ensured an efficient installation with minimal intrusion on the surrounding community.
North Gate received grant funding of £3.5 million from Glasgow City Council in partnership with the Scottish Government. New Gorbals Housing Association contributed £2.4m private funding obtained from The Housing Finance Corporation.
